The Eastern Suburbs presents a problem you don’t get in a new estate: the houses worth automating are frequently the ones hardest to automate.
A Federation home in Woollahra with lath-and-plaster walls and pressed-metal ceilings. A Paddington terrace on a 4-metre frontage sharing party walls on both sides. A Point Piper apartment where the building’s by-laws govern what you’re allowed to touch. In each case the technology is easy — it’s the building that sets the constraints.
If you’re weighing up smart home installation in the Eastern Suburbs, this guide covers what’s genuinely achievable in each building type, what needs approval, and where the money is best spent.

Heritage homes: automation without damage
Roughly speaking, if your home sits in a Woollahra, Waverley or Randwick heritage conservation area, or carries an individual heritage listing, external works and anything altering significant fabric will need consideration under your council’s LEP — and possibly a development application. Internal work in non-significant areas is usually far more relaxed, but the safe assumption is: check before you cut.
What that means practically:
Keep new work reversible. Cabling routed through existing service voids, under floors and through roof spaces rather than chased into original brickwork. If the system were removed in thirty years, the house should be unmarked.
Respect the switch plates. This is the detail heritage clients care about most and installers most often get wrong. Modern lighting control doesn’t have to mean a slab of white plastic beside a marble mantelpiece. Brass, bronze, nickel and custom-finished keypad plates are available across the professional systems, and a single elegant four-button keypad replaces the bank of five mismatched switches that’s accumulated over a century.
Work with the ceilings. Pressed metal, ornate plaster and decorative roses rule out the standard approach of peppering a room with downlights. The better answer in heritage rooms is usually layered: restored or period-appropriate pendants and wall lights on dimmed circuits, plus discreet joinery and picture lighting. Fewer fittings, all dimmable, all scene-controlled — which usually looks better than a downlight grid anyway.
Choose wired lighting control if walls are open. If you’re renovating and the plaster is off, this is the moment. A wired system (KNX, DALI or C-Bus) has no batteries, no radio interference and a twenty-year service life. If walls are staying closed, retrofit dimming modules behind existing plates get you a large share of the benefit without demolition.

Terraces: the vertical problem
Paddington, Surry Hills and Woollahra terraces share a shape — narrow, deep and stacked over two or three levels with a rear addition — and it produces two recurring headaches.
Wi-Fi dies on the middle level. Double-brick party walls and a stairwell that doesn’t run true vertically means a single router in the front room covers roughly a third of the house. Terraces almost always need two or three hardwired access points, one per level, cabled back to a single rack. Mesh nodes chained wirelessly through double brick lose most of their throughput at each hop.
Cable paths are scarce. With no side access and neighbours through both party walls, vertical routes are limited to the stairwell void, an existing riser or the front and rear façades. The first thing we do on a terrace survey is find and photograph every available path — the design follows from what’s physically possible, not the other way around.
The upside: terraces are small. A whole-house lighting scene set, a proper network, motorised blinds to the rear glazing and integrated security is a contained project on a terrace in a way it never is on a Vaucluse waterfront.
Apartments: strata rules the outcome
Double Bay, Elizabeth Bay, Potts Point and Rose Bay apartments are excellent smart home candidates — compact, single-level, easy to cable within the lot — with one hard constraint: common property is not yours.
Under NSW strata law, anything attached to or penetrating common property generally needs owners corporation approval, and in many cases a by-law. That includes:
- Cameras or intercoms in hallways, lobbies, or on external façades
- Anything mounted on the building exterior, including balcony fixtures
- Penetrations through common walls, floors or ceilings
- Antennas or dishes on the roof
What’s usually fine inside your lot: lighting control on your own circuits, motorised blinds on your own windows, in-lot networking, audio, climate control and internal cameras. Cameras that capture common property or other lots are where it gets legally sensitive, and where by-law backing matters.
Our approach on strata work is to prepare the scope in two columns — in-lot works that proceed now, and common-property works that need approval — so nothing stalls the whole job waiting on a committee meeting.
Where Eastern Suburbs money is best spent
After a decade of these homes, the ranking is consistent:
1. The network. Unglamorous and non-negotiable. Everything else depends on it, and in double-brick housing stock it’s the single most common point of failure.
2. Lighting control. The highest daily-use, highest-perceived-value system in the house. In heritage homes it’s also the most transformative, because it lets you light beautiful rooms properly instead of flooding them.
3. Motorised window coverings. Eastern Suburbs homes have glazing and views, which means heat load and glare. Automated blinds tied to sun position do more for comfort — and for cooling bills — than any other single upgrade.
4. Security and access. Particularly video intercom on street-front terraces and gated properties, where knowing who’s at the door before you walk the length of the house is a daily convenience as much as a security measure.
5. Audio and theatre. Genuinely wonderful, and the right thing to cable for now even if you fit it out later.
What drives the cost
Three things, in order: lighting circuit count, how many blinds are motorised, and how much of the cabling can follow existing paths rather than needing new ones.
That last one is what makes Eastern Suburbs work hard to price from the outside. Two identical-looking Paddington terraces can differ substantially depending on whether there’s a usable stairwell void. It’s also why we survey before quoting rather than pricing off a floor plan — on heritage and terrace work, the building decides the scope.
Apartments are the most predictable of the three types, because in-lot cabling is usually straightforward. Heritage houses are the least, because the answer depends entirely on what fabric can be touched.
The timing that matters
For anything involving a renovation, the technology conversation belongs at design stage, alongside the architect — not at lock-up.
Cable run while walls are open costs a fraction of cable run afterwards, and in a heritage home “afterwards” may mean disturbing fabric you’re not permitted to touch. Even if you’re only installing lighting control now, cabling for cameras, speakers, blinds and future access control while the walls are open costs comparatively little and keeps every option open.

Can you install a smart home in a heritage-listed Sydney house?
Yes — the constraint is method, not possibility. Cabling is routed through existing voids, floors and roof spaces rather than chased into significant fabric, and switch plates can be specified in brass, bronze or custom finishes to suit the interior. External works and alterations to significant fabric may require council approval, so the heritage position should be confirmed before design is finalised.
Do I need strata approval for a smart home in my apartment?
For work confined to your own lot — lighting control, blinds, in-lot networking, internal cameras — generally no. Anything attached to, penetrating, or capturing common property usually requires owners corporation approval and often a by-law. That includes façade-mounted cameras, hallway intercoms and roof penetrations.
Will a smart home damage original plaster or cornices?
It shouldn’t. A professional retrofit uses existing service voids, subfloor and roof spaces, with new penetrations kept to switch and outlet positions in non-significant fabric. Where a room’s ceiling can’t be touched, the design shifts to wall lights, pendants and joinery lighting rather than downlights.
Is wireless or wired better for an Eastern Suburbs terrace?
Wired, wherever walls are open. Double-brick party walls degrade wireless badly, and wired lighting and network backbones don’t depend on radio conditions. Where cable genuinely can’t be run, retrofit wireless modules are a legitimate answer for lighting and blinds — but cameras and access points should always be hardwired.
How long does an Eastern Suburbs installation take?
An apartment fit-out is typically two to four weeks including programming. A terrace runs four to eight weeks. A full heritage house renovation runs alongside the build over several months, with our work concentrated at rough-in, fit-off and commissioning.
